Is the vacation property that I see on the internet, the one that I will rent?

Yes, unlike many large vacation rental companies, we rent the specific vacation property you see on our website.

Do we rent timeshares?

No, we are not affiliated or connected in any way with “timeshare-ownership” properties.

Who owns our vacation rental properties?

Each one of our vacation properties is owned by individual owners. We are contracted with each owner to manage all aspects of the vacation rental of their properties.

Do private owners do their own cleaning of their units?

No, ResorticaHawaii.com is a full-service Vacation Rental Management Company and to maintain our high standards, we require that all cleaning and maintenance be handled by ResorticaHawaii.com.

How long has ResorticaHawaii.com, Inc. been in business?

We have been in business since 2006. Prior to that, Kim Blatnick Horton, President, has been in the Real Estate and Lending Industry since 1986.

Is ResorticaHawaii.com, Inc. a licensed company?

Yes, The State of Hawaii requires all Vacation Rental Management Companies in the business of renting to customers to have a State of Hawaii Real Estate Broker’s License.

About My Reservation


What is required to make a reservation?

After you determine the property you desire, you can reserve the property online through our website or you can speak with one of our Reservationists if you have any questions.

When making the reservation, we require a 30% deposit of the total booking amount, which is applied to your rental cost. The remaining balance is due and processed 60 days prior to the check-in date.

All stays are subject to nightly Rent, Taxes, Cleaning Fee, Property Protection Fee and and 6% Administrative Property Fee.

I am worried I might have to cancel, do you offer cancellation insurance?

Yes, ResorticaHawaii.com highly recommends the travel insurance option. You will see the option when you complete your reservation in the payment window or you can discuss with our Reservationist.

This insurance must be purchased at time of initial reservation or before 60 days prior to check-in. This insurance is provided by CSA. Contact us for a detailed brochure.

What is your change/cancellation policy?

CHANGES, CANCELLATIONS & REFUNDS: Reservations dates can be changed up to 60 days prior to arrival date based on availability. Reservations can be canceled and refunded less a $200.00 cancel fee up to 60 days prior to arrival date. Within 60 days of arrival, reservations are non-changeable and non-refundable. Guest-initiated cancellation at any time within 60 days of arrival date will result in the loss of rental deposits and payments. Within 60 days of arrival, no refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services, illnesses, injuries, epidemics, pandemics, canceled family, community or work events, flight cancelations and weather-related events. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, withdrawn from the rental market, change of managing agent is made, and no acceptable substitution is agreed upon. We strongly encourage guest to purchase Travel Insurance as our vacation rentals are individually owned and monies paid are due to the property owner. Unfortunately, we are not able to offer refunds within 60 days unless they fall under one of the 2 circumstances outlined above. 


How will I receive my reservation confirmation?

You will receive an email confirmation of your reservation within 24 hours of booking in our Live Reservation System. Please check your email spam filter if you do not receive.

Another final confirmation will be sent out 60 days prior to arrival after your final payment has been processed. If you do not receive or have any questions please contact our billing department at [email protected] or you may call the main office at 1-808-881-8222.

How will I get my keys or how do I get access to the property?

After final payment and seven days prior to your arrival, you will receive detailed email instructions on how to access your rental, with directions and additional useful information. Each property is unique and therefore access is handled differently for each.

We are always available to assist you if you need additional assistance. Our office is located in the heart of the Waikoloa Beach Resort and open every business day. We are available 24 hours a day for any of your urgent needs.

What will we be responsible for when we check out of the property?

We have a detailed check-out procedure posted at each property. We ask that guests take out the garbage, close windows and lock the doors prior to leaving.

When is check-in time?

Check-in time is 4:00 p.m. To ensure the property is prepared to our standard you will not have access to the property until that time.

When is Check-out time?

Check-out time is 11:00 a.m. To ensure the property will be prepared for the next guest, check-out time is strictly enforced.

Do you offer Early Arrival & Late Departure?:

Arrival Time is any time after 4:00 PM and Departure Time 11:00 AM. We are unable to accommodate Early Arrivals or Late Departures due to back to back bookings, maintenance, and housekeeping scheduling and last minute booking availability.

If you require a stay past 11:00 AM or have a late flight, please arrange for an additional night.

How far is The Volcano and is it dangerous?

The drive to the Volcanoes National Park takes about 2 ½ hours and is a wonderful addition to a Big Island visit. Get more information about the volcanoes and current happenings from the U.S. Geological Survey’s Hawaiian Volcano Observatory or the National Park Service’s Hawaiian Volcanoes page.

How far is the drive to the Mauna Kea Observatories?

The drive to the very top of Mauna Kea to the Observatories can be rather treacherous and is a four wheel drive road. There are tour companies that have very interesting tours packages available. The Observatories have a Visitor Center at the end of the Paved road which can be reached by most automobiles. It is at the 9,000-foot level and is a great experience for all.

They have volunteer astronomers who man telescopes in the parking lot and give informative talks every night. This is a FREE event and is highly recommended. Take a drive up before sunset and watch the sunset on the way up and then watch the rising night sky and look through a telescope at the moons of Saturn!

The drive to the Mauna Kea Observatories is about 1 ½ hours and very well worth the effort. Remember, it gets very cold and the road can be very foggy at night. Learn more from the Maunakea Visitor Information Center.

How far a drive is it to Pearl Harbor?

Be sure you know where you are wanting to travel. We are located on the Big Island of Hawaii. Pearl Harbor is on the Island of Oahu, where Honolulu, Waikiki, and Pearl Harbor are located.

With all the similar town names on each of the different Hawaiian Islands, it is very important to be sure you have the RIGHT Island. We have had guests fly to Oahu and call us for directions to the Waikoloa Beach Resort. As much as we would like to help you get here, guests are responsible for getting to the correct Island and for us, that is the Big Island of Hawaii.

Where are we located?

ResorticaHawaii.com, Inc.’s main office is located in the Queen’s Marketplace, within the Waikoloa Beach Resort, approximately 20 miles north of the Kailua-Kona Airport (KOA) on the west side of the Big Island of Hawaii. And about 80 driving miles (about a 2-hour drive) from the Hilo Airport (ITO).

The address is 69-201 Waikoloa Beach Drive, Suite #2F14; Waikoloa Beach Resort; Hawaii; 96738. When you pull into the Waikoloa Beach Resort, the Queen’s MarketPlace is on the LEFT after the first stop sign. We are on the 2nd level, above Quicksilver.

What are your office hours?

How close are the properties to the beach?

We manage many different types of properties. There is a description within each property description.
